Madinet Masr’s SAFE offers fractional property investments from EGP 5,000

Arab Finance: Madinet Masr has introduced a new phase of its fractional real estate investment platform, SAFE Investments, with shares starting at EGP 5,000, widening access to selected properties in Egypt, as per a press release.

More than 3,100 investment shares were sold on the first day of the offering. The platform allows individuals to invest in a portion of a property without buying it outright, with opportunities sourced from Madinet Masr and other developers across the country.

Each investment requires a single upfront payment, with no subsequent installments or payment schedules. Through this model, investors can access professionally selected, income-generating assets, with the potential to benefit from rental income and capital appreciation.

SAFE now manages more than EGP 1 billion in assets and has distributed over EGP 50 million in rental income to investors. Since its launch, the platform has sold more than 23,000 investment shares to over 5,200 investors. More than 40% of its investors have made further investments through the platform.

Alongside its property offerings, SAFE operates an investor-to-investor resale marketplace where users can offer some or all of their shares for sale before the underlying asset’s targeted exit. This gives investors an additional route to exit their holdings.

The marketplace has facilitated the resale of more than 1,900 investment shares to date. Selected resale transactions generated annualized returns exceeding 40%.

SAFE’s application has also recorded more than 175,000 installs. The EGP 5,000 entry point supports its aim of bringing fractional property ownership to a wider pool of individuals, combining digital access with rental income opportunities and resale options.
