M squared: North Coast Demand Is Shifting Toward Year-Round Living

Arab Finance: Egypt’s real estate market is witnessing a shift in developer priorities, with execution, delivery, and the quality of integrated communities becoming increasingly important to buyers and investors. As developers navigate changing preferences and rising expectations for completed projects and services, the ability to deliver distinctive, operational communities is becoming a key factor in maintaining customer confidence and long-term value.

Therefore, Arab Finance sat with Karim Malash, Chairman and CEO of M squared, to discuss the company’s expansion across Egypt, its accelerated construction and delivery plans, the role of hospitality and lifestyle services in projects, and the growth of Egypt’s real estate landscape.

1-How has M squared evolved since its inception, and what are the core pillars that define its vision and position in today's market?

Since M squared was established in 2012 as the real estate arm of Intro Investment Holdings, the company has evolved from developing individual projects into building a diversified portfolio across the North Coast, East Cairo, and West Cairo.

We build boutique compounds in carefully planned communities with a distinct identity, a curated residential offering, and services that support everyday life. Our strategy focuses on delivering communities that are active and operational from handover, with the infrastructure, amenities, and services required for residents to begin using them immediately.

2-M squared has accelerated project execution and delivery across its portfolio this year. What operational priorities are driving this strategy, and how does faster execution strengthen customer confidence in today's market?

The acceleration is closely linked to our internal “Uplift” campaign, which is transforming the way M squared operates across its projects and internal functions. The campaign focuses on digitizing workflows, strengthening governance, clarifying accountability, and improving coordination between our development, construction, commercial, and customer-facing teams. It is designed to create a more agile and efficient organization that can make decisions faster and execute more consistently.

It also supports our “No Chase” promise by giving customers clearer information, more proactive communication, and greater visibility throughout their journey with us. Faster execution is one outcome of that wider transformation, alongside more predictable delivery and communities that are ready to live in from the moment of handover.

3-The Company has been expanding beyond traditional residential development by integrating hospitality, sports, entertainment, and lifestyle services into its projects. How is this mixed-use approach reshaping M squared's long-term development strategy?

Our starting point remains the residential experience. Hospitality, sports, wellness, retail, dining, and entertainment are integrated based on what each boutique compound needs and how residents are expected to use it.

This means that we consider the operating model alongside the masterplan. At Masyaf Ras Alhekma, for example, hospitality, wellness, dining, retail, and community experiences support a more active destination and help extend its use beyond the traditional summer season.

These components strengthen the living experience and create recurring activity within the project, which, in turn, contributes to the long-term value of the destination for both homeowners and investors.

4-M squared recently awarded major construction contracts and announced higher capital investments for 2026. How are you balancing accelerated growth with cost management and operational efficiency amid persistent inflationary pressures?

Our approach is based on disciplined capital allocation and clearly defined construction priorities. Cost management begins at the planning and design stages, through efficient specifications, procurement planning, project sequencing, and early coordination with contractors and consultants. In our view, growth must be supported by the internal capabilities and partnerships required to deliver it.

Our EGP 1 billion agreement with REDCON is a good example. It covers the construction and finishing of 59 residential buildings at Masyaf Ras Alhekma, comprising 376 keys, over an 18-month period. The clearly defined scope and timeline give us greater control over execution, costs, coordination, and quality as we accelerate the completion of Phase One.

5-You were recently recognized among Forbes Middle East's Most Impactful Real Estate Leaders. What strategic milestones have been most instrumental in M squared's evolution over the past few years, and what are your priorities for the next phase of growth?

The prestigious recognition by Forbes is not a personal achievement; it is the result of a full-fledged team that has worked relentlessly to support the company’s growth and weather the ongoing market challenges. Accordingly, M squared has strengthened its position in Egypt’s real estate market over the past few years by expanding its portfolio to five projects, building a construction volume exceeding EGP 7 billion, and delivering more than 1,400 units. We have also continued to develop integrated communities that combine quality, thoughtful design, sustainability, and a strong customer experience.

Another important milestone has been the expansion of our strategic partnerships across construction, hospitality, retail and lifestyle services, including collaborations with REDCON Construction, Sky Construction, Reif, VIZIT, Impact Hospitality Group, Saigon by Fairmont, and Wander.

Our next phase will focus on selectively expanding our land bank, launching developments that respond to changing market needs, and maintaining strong execution across our existing portfolio. Delivering our projects on time and to the expected quality remains central to sustaining the trust we have built with our customers.

6-Digital transformation has become an increasingly important pillar of real estate development. How is M squared leveraging data, artificial intelligence (AI), and digital technologies to enhance customer experience, improve operational efficiency, and support smarter community management?

At M squared, our long-term journey of ongoing digital transformation supports better decision-making, stronger coordination, and a more seamless customer experience. Our custom-built ERP and integrated platforms connect core functions, improve data visibility, and support our “No Chase” promise through more proactive communication.

We are also building the data foundation required to introduce AI across our daily processes, while ensuring technology continues to support the human side of the customer journey.

7-Following the surge in property demand during 2023–2025, Egypt's real estate market has entered a period of normalization, with sales slowing while developers increasingly focus on execution and deliveries. How do you assess the sector's current trajectory, and what do you expect over the next 12 to 24 months?

The market is entering a more selective and execution-focused phase. Buyer behavior has changed, with customers now actively comparing ready-to-move and early-delivery options across different developers. Buyers today examine construction progress, delivery history, financial strength, and the quality of the completed communities more carefully before making a decision.

Over the next 12 to 24 months, demand is likely to increasingly favor developers that can demonstrate visible progress, maintain financial discipline, and deliver a complete living environment.

This direction supports the strategy M squared has already been adopting since day one. Our focus remains on boutique compounds, consistent construction progress, operational readiness, and delivering communities that customers can begin using immediately.

8- How are buyer preferences evolving across Egypt? Which regions are witnessing the strongest demand, and what makes them attractive to both homeowners and investors?

There is currently significant attention on the North Coast, where demand is being driven by both lifestyle and investment considerations. The next opportunity for the North Coast is to extend its use beyond a short summer season. This is the thinking behind the Yalla Sahel initiative, headed by Intro Holding’s Chairman Ayman Abbas, and our approach at Masyaf Ras Alhekma, where hospitality, retail, wellness, and dining are designed to increase occupancy, support rental demand, and create value across a longer period of the year.

9-Homebuyers today appear to be placing greater emphasis on developers' financial strength, delivery track records, and recurring income rather than pricing alone. How has this shift changed the competitive dynamics of Egypt's real estate market?

Egypt’s real estate market today includes small and medium-sized developers, boutique developers, major local groups, and regional and multinational companies entering the market. This creates healthy competition across design, construction, financing, customer service, and community management.

When competition is strong, customers benefit through greater choice, stronger products, better payment solutions, and higher service standards. At the same time, developers need to focus more on execution rather than launches and sales.

10-Recent market trends suggest Gulf investors are increasingly pursuing strategic partnerships with Egyptian developers rather than direct acquisitions. How do you see this evolving investment landscape influencing the sector’s growth and competitiveness?

Strategic partnerships allow each party to contribute a distinct capability. Gulf investors can bring capital, regional networks, and experience in areas such as hospitality and destination management, while Egyptian developers contribute local market knowledge, execution capabilities, and an understanding of customer demand.

For M squared, the value of any partnership lies in strategic alignment. We look for partners that add operational expertise, technical capabilities, or genuine value to the customer experience. These ties allow us to shape and deliver our promise to continuously enhance the living experience of our customers across all our projects.

11-As financing costs, construction expenses, and affordability remain key challenges, what structural reforms or policy measures would you like to see to support sustainable growth in Egypt's real estate sector while preserving affordability for end users?

The sector’s long-term growth will benefit from continued collaboration between government, financial institutions, and developers, alongside a broader range of financing solutions for buyers. At M squared, our focus is on disciplined execution, responsible cost management, and delivering communities that provide lasting value and flexible ownership opportunities.
