Arab Finance: Artificial intelligence (AI) company RcrutAI has launched Panther, its first product developed specifically for the real estate sector, offering developers market analysis and project-planning outputs in approximately one minute, as per a press release.

Panther is designed for the pre-development stage, bringing market intelligence, development strategy, and preliminary financial analysis into a single process. Users enter information about a land plot, after which the platform analyzes the surrounding market and generates inputs covering the proposed development.

RcrutAI stressed that the approximately one-minute timeframe refers to producing analytical outputs and does not represent the issuance of a final or binding feasibility study.

The platform is initially available for projects across four Egyptian destinations: East Cairo, West Cairo, the North Coast, and the Red Sea. RcrutAI plans to expand its coverage regionally in the future.

Rather than providing developers with separate datasets or reports that they must consolidate themselves, Panther links competitive intelligence and market conditions with development planning and financial assessment. The system examines active projects, developers operating nearby, available inventory, delivery schedules, prices, payment structures, demand patterns, absorption rates, and product configurations.

Those findings feed into development scenarios covering product mix, land utilization, pricing, payment plans, project phasing, and preliminary feasibility. Panther can also generate master-planning guidance and scenarios based on conservative, market-matched, or ambitious pricing assumptions.

Its financial analysis includes annual cash flows, funding gaps, net present value (NPV), internal rate of return (IRR), and the NPV of payment plans. The platform also produces a structured executive report that users can download.

The company developed Panther around the questions developers typically need to resolve before committing capital to a project, a process that RcrutAI says can traditionally take weeks or months.

Traditionally, answering these questions takes months, and by the time the answer arrives, the launch window has moved. The platform pairs its automated analysis with human support, with each engagement including a dedicated Panther consultant drawn from market practitioners who works directly with the client's team.

RcrutAI also designed the engine to continually reflect market information rather than function as a one-off study. The approach is intended to keep the commercial assumptions underpinning a project connected with its financial assessment as market conditions change.
